Welcome to Wildlin Farms where our dynamic duo, Stan & Lauren, established their land hack. Their property consists of 56 acres near the entrance of Mt. Rainer National Park. They started with the farm house, then the dome home and next a wedding venue, self-pick orchard and more doors. They’ve created approximately $300k in equity and generate $10k+/month in income. There are different strategies and tactics to approaching ‘Land Hacking’. We recommend the following for anyone starting:
Golden Geometry Method & Data Aggregation Sites
With these two tools you’ll pretty much be able to identify any and all healthy locations in the United States. We have even had a number of international students use the Golden Triangle method and our membership sites to great success in other countries as well.
You will learn how to rise above the bottom 80%, how to increase the barriers of entry in your market and make others compete with you. And when necessary, know when to walk away from an oversaturated market.
Short answer – focus on your target customer and create quality photos that look different than anyone else. People these days make decisions off of photos and videos from their cell phones. But the more thorough answer is to understand which design styles are most attractive to your customer base and create a design around that. Including aspects and elements that will stand out in both photos and when guests arrive. I call these statement pieces.
Lots of analysis and research goes into this, but you can do a lot of the research on the Airbnb site itself as well as AirDNA. But the end of the day I use something I call the Golden Geometry Method to determine the best locations.
Some areas such as city centers it’s very crowded. But even with the massively crowded markets, a lot of hosts are average at best. This leaves room for principled entrepreneurs who have a vision for long-term success and not just short-term gains – which is what we focus on.
On the low end, it’s about $1000/month. High end is $20,000/month. Average is roughly $5,000/month. Simply put, significantly higher than long term rentals. There are properties that are making near $100,000/mo. But the real secret is creating $100,000+ and $1,000,000+ in equity while cash flowing.
